Precast  concrete panels 250-300mm thick were designed and manufactured offsite. The largest panels are 3m long and 3.5m high. The basement car park was designed to carry the load of the building above, which has a smaller footprint. The external walls are supported on a grid of steel beams sitting on the external and internal walls.

More than 400 square metres of parking and storage space was created in 10 working days.

The external panels for this congested town centre site were fixed in two working days, restricted for traffic management reasons, using a 100tonne mobile crane. The internal  walls and lift shaft support steel beams carrying  the hollowcore units for the ground floor. Some cores were broken out to accommodate ties from the lower walls to comply with progressive collapse codes. Then the basement was ready for backfilling.
